Benchmark Communities has relationships with preferred lenders that will help you achieve your dream of homeownership. To get started, you may apply for pre-approval online using their application here, or you can make an appointment to meet with one of our preferred lenders. You may also visit any one of our communities on the weekends to sit down with one of our preferred lenders and begin the pre-approval process for your new home purchase.

Please review the checklist below and be prepared to provide the following documents in order to ensure a smooth and efficient pre-approval experience:
Once your purchase contract has been fully executed by both parties
(you and the seller), and you have provided the sales consultant with
your deposit check, escrow is opened.
An escrow account is set up with an independent trusted third party
that receives and disburses funds for the transacting parties, as you
and the seller want the assurance that no funds or property will change
hands until ALL of the instructions in the transaction have been
followed. The escrow officer will process the escrow, in accordance
with the escrow instructions, and, when all conditions required in the
escrow have been met, the escrow will be closed and you will be a new

After you’ve selected that perfect homesite, the construction of your home will commence, and you will be involved from the ground up. What’s even more exciting is that you have the opportunity to choose exactly how your home will be built, from which room options fit your family’s lifestyle best, to your cabinet finishes and flooring detail. Your sales consultant will educate you on the timeline of when decisions need to be made in order to make certain that your home is built to your specifications.
Certain features have already been selected and built into your home, but you may still have the opportunity to make a number of selections, such as choosing your flooring and countertops.
Our talented team of design professionals has selected all of the features that are built into your home. They are diligent in their selections in order to create a home that appeals to your individual style and the needs of your family. And the really great news is that it’s ready for you to move in quickly!
At Benchmark, we believe that your participation is the path to a successful and worry-free homebuying partnership. Our dedicated Community team will schedule a New Buyer Orientation early in the homebuying process so that you become familiar with the construction timeline of your new home, along with the building process. And depending on when you enter contract, you may even be able to participate in Benchmark’s Pre-Drywall visit so that you can see what’s behind the walls before sheetrock is installed. You’ll also learn how to maximize the abundance of energy-efficient features that are built into your new home. Upon completion, we’ll take you through your new home again for a comprehensive walk-through to make certain you are familiar with its many functions and understand how to operate and care for your new Benchmark home. But that’s not the last you’ll see of us! To ensure your lasting satisfaction, we proactively schedule appointments to meet you at your home. These visits enable us to address any warranty items and schedule any necessary repairs. It’s also a convenient time for our experts to answer any operational or maintenance questions you might have.
In most states, escrow officially closes and ownership
transfers to you, the buyer, when the grant deed is recorded and
stamped at the county hall of records. Prior to your home recording,
you must receive full loan approval. An appointment will be set for
you to execute all loan documents at the title company or a mutually
agreed upon location. Once your loan funds, typically one day prior
to closing escrow, and records with the county recorder’s office, you
become a proud new homeowner!

Once your lender has received the appraisal on your new home, locked in your interest rate and verified your employment, the lender will begin preparing your closing documents. There are certain procedures that need to be completed and documents that need to be finalized to take complete ownership of your new home. Here is an overview of the final process:
